Identify the right jurisdiction
Begin with the actual property address. St. Petersburg, St. Pete Beach and other nearby municipalities should not be treated as one permitting jurisdiction simply because a contractor serves the wider area.
Use the official building department for the property to confirm the process and current requirements. An old checklist, a neighboring city’s threshold or an online deck example is not a substitute for reviewing the proposed work.
Describe the full scope
Record whether the project is repair, board replacement, a complete rebuild or a new deck. Include the footprint, height, connection to the house, stairs, railings and planned shade structures. Changes to the existing layout can alter what needs review.
Ground-level and freestanding decks still raise site and structural questions. Do not assume an exemption applies solely because a deck looks low or because the replacement will use the same material.
Bring site conditions into the discussion
Flag waterfront or flood-zone context, property boundaries, drainage and any historic-district questions. Confirm which property records, drawings or other documents are needed for the actual proposal.
Pergolas, covered structures, lighting and other additions may introduce separate scope and review questions. Identify these early rather than adding them to an already priced deck without checking their requirements.
Keep approval and completion records
The written project scope should identify responsibility for design documents, applications and the required inspections. Keep those records with the material information and final project documentation.
